Buying, selling, investing: what actually happens next.
South Florida specifics, not generic checklist copy.
01Get pre-approved and confirm homestead-exemption eligibility if this will be your primary residence — it changes your real annual carrying cost, not just the purchase price.
02Request the condo association's reserve study and structural-inspection report before you're under contract. Florida's post-2022 condo safety reforms make this a financing question, not a curiosity.
03Budget flood and wind-mitigation insurance separately from the mortgage quote, and schedule a wind-mitigation inspection early — it can materially change the premium.
04Confirm local custom on the owner's title policy in your specific county — Miami-Dade convention differs from much of the rest of Florida, and it's negotiable either way.
01Start with a defensible pricing case, not a number — comparable closed sales, current absorption rate, and condition-adjusted positioning. This is the exact discipline behind Alexis's PSA certification.
02Complete Florida's Seller's Property Disclosure thoroughly. Florida case law (Johnson v. Davis) creates real exposure for known, undisclosed material defects.
03If it's a condo, get ahead of your reserve and structural-inspection disclosures now — buyers' lenders underwrite these documents directly, and a clean file shortens time on market.
04If a short sale or distressed component is involved, loop in Alexis's SFR process early; lender approval timelines drive the whole schedule.
01Underwrite on cap rate and cash-on-cash return, not comparable sale price alone. Peter builds the downside case — vacancy, insurance escalation, rate resets — before the upside one.
02Model property insurance as a live variable, not a fixed cost. South Florida premiums have moved enough in recent years to change a deal's return profile year to year.
03If you're selling to reinvest, map your 1031 identification and closing deadlines before you list, not after.
04For condo or HOA-governed assets, price in special-assessment risk explicitly. Reserve underfunding is now a disclosed, financeable fact, not a rumor.
01Have your application documents ready before you tour. Most South Florida landlords and property managers want proof of income (2.5–3x rent), photo ID, and a credit/background check on file — good units move fast.
02If it's a condo, check the building's tenant-approval rules. Many South Florida associations require a separate tenant application and board or management sign-off, which can add one to three weeks before move-in.
03Get the security-deposit terms in writing. Florida law requires a landlord holding a deposit to either keep it in a separate escrow account or post a surety bond, and to tell you which within 30 days.
04Listing a property you own? Price it against current active comps, not last year's rent, and put pet, hurricane-season, and renewal terms in writing before it goes live.

Q.Do I need a buyer's agent in Florida, and does it cost me anything directly?+
You don't have to use one. In most transactions, buyer-agent compensation is negotiated and disclosed in writing before you tour a property, not deducted from your pocket at closing by default, per current NAR practice-change rules.
Q.What's the actual difference between working with Peter and working with Alexis?+
